Development plans for the building currently housing Chef Liao, Daily Planet Antiques and Phinney Ridge Cleaners, are moving forward. The City of Seattle has conditionally approved the land use application to demolish the one-story building at 6010 Phinney Ave. N., and construct a four-story mixed use building with below-grade parking.

This photo was taken two years ago, when the project was in the middle of public meetings, and Roosters Breakfast Club was still open.
The project includes 2,708 square feet of ground level commercial space, 19 residential units, and parking for 23 vehicles. Vehicle access to the parking garage will be on North 61st Street. The site is zoned Neighborhood Commercial with a height limit of 40 feet.
The development has been in the works for some time. The first Early Design Guidance Meeting was on Oct. 8, 2007. An Initial Recommendation Meeting was held on Feb. 23, 2009, and a Final Recommendation Meeting was on Sept. 14, 2009.
After extensive public comments about possible soil contamination at the site, a geotechnical sampling in 2009 confirmed the contamination. According to the city, the developer has entered the Voluntary Cleanup Program with the Washington State Department of Ecology.
Appeals of the city’s decision must be received by Jan. 3, 2012.

i sure hope chef liao can find a new place in the neighborhood. best asian food in seattle.

I second the praise for Chef Liao. First news that Aloha Ramen’s building is going to be razed and now Chef Liao?! Is Seattle conspiring to kill all my favorite places in Phinney/Greenwood?

You’re correct JW. There’s a new space for Chef Liao in our hood. Not only good food, good prices, AND good people.
Phinney is becoming the Broadway of Capitol Hill. Protect your parking space, and parking freedom neighbors and your guests and friends.
The city owes us a parking facility in conjunction with new building permits.

Greenwood lost 4 restaurants in the fire, the quickie mart (my name for it) & 2 restaurants to become a city park??? SO not right. Chef L is the best! Must relocate in G-p! Sad to lose so many eateries…

Another vote for Chef Laio, they owners are a great family, they have to figure out a way to stay in Phinney!

Chef Liao should take the last King Falafel locale. That Pita Grill place has been open all of…what…5 minutes since the King left? If Chef Liao doesn’t take that space, Mr. gyros would be wise to snag it before their current location caves in on them.

A spot looks like it’s opened up across the road from Chef Liao. Awhile back Nick mentioned he’d like to put a good deli in there which at the time I thought was a terrific idea but now that Chef Liao and his family are in the market for a new location…
(I wonder what the cleanup of that site is going to involve. Article in this morning’s paper says there’s so many new apartment projects underway there’s a danger of overbuilding (deja vu all over again anybody? think condos?) By the time soil cleanup is done this developer may be wishing he hadn’t bothered.
